The Site

 
The site of approximately 41.6 acres is linear in shape and forms part of the old runway with a width of 205 meters and length of 750 meters. The site is orientated in a North-South direction. The site faces the proposed Bintulu boulevard on the South and a major roundabout on the East.
 
The site is obviously flat and has the advantage of overlooking the proposed central parkland that forms part of the Boulevard on the South.
  
The old Bintulu town is close by just across from the Boulevard. Access to the site is primary boulevard leading from the West and roundabout to the East and a proposal new circulation access rom from the North.
 
 
 
Design and Concept
 
The linearity of the site provides maximum exposure to passing traffic particularly to the South.
 
The requirements of having 6 major development components to be incorporated into the site adds to the challenge.
 
The components includes the following:
 
   Phase 1: Street Mall, Office Suites & Apartments
 
   Phase 2: Retail Mall & Hotel
 
   Phase 3: Office Development
 
The Street Mall is in reality a hybrid of the traditional Malaysian shop office development incorporating the popular Malaysian alfresco dining in a sheltered and protected environment. The ‘piazza’ is the ‘heart’ of the entire development. This public ‘piazza’ will be semi-enclosed and generally open to the sky.
 
This is where a host of activities can be promoted. Promotional activities, social events, cultural shows can be held here. This piazza will be enhanced with water features and landscaping.  It will be a gathering place and forms an important transitional space between the street mall and the retail mall. F&B outlets will line this piazza creating an exciting colorful and bustling space.
 
The covered linear atrium flanked by the 3-storey shop-offices will be criss-crossed by bridges linking the 1st floor and also incorporates kiosks and ‘island’ shops as part of the retail and F&B experience. Escalators will be provided to promote accessibility.
 
The atrium space will be opened at the sides and to allow cross ventilation. Giant fans will be provided to improve the air movement in this atrium space. This atrium will also allow sunlight through from the top by skylights located at the roof. The atrium space will be lively with activity, with every shop working together in creating an active and lively environment.
 
The 14 storey office building is located at the South-West corner of the street mall and strategically located to anchor the development. It forms part of the many entrances to the street mall.
 
The office block is elevated and open at the bottom, enhancing the entrance and creating a ventilated concourse that leads into the street mall.
